Well for all of you that have been sitting back waiting for
the market to drop, confused by the medias mixed messages and hoping that any
day now some miracle is going to occur and finally you will be in a position to
buy a home in the Auckland market for a good, fair and reasonable price? I hate
to say it but I don’t see that day coming soon....
I have been sitting back myself wondering how far this
market can go. How far will it go, what
I can tell you is that at this moment I don’t see any signs of it slowing down,
everywhere I look homes are selling for record high prices, sometimes incomprehensible
to me. |

So after some motivation from the Harveys / LJ Hooker Conference in
Melbourne I decided I should look at my website and update the content. To my
surprise I didn’t even know that I had received feedback on some of my previous
blogs, when I read them I feel encouraged and found myself smiling - thankful
that people actually took the time to feedback on my posts.
In real estate it
is not that often that you receive positive feedback and so when I found these
responses to my previous blogs I also felt slightly disappointed that I missed
the opportunity to keep on top of this. When I realised it doesn’t matter
- I can pick it back up now - get back on the horse so to speak, I thought
there is no better time than now and if you know me at all you will know that
if I think it.... I do it..... So I find myself writing this to say thank you
to the readers! I hope you will enjoy some of the blogs that I will be
posting. Danella

Buyer beware of the break fees associated when you sign up to a 10 year mortgage. In most cases many people find themselves moving or re finiancing within a 10 year time frame (or less) so unless you are absolutely certain that you will stay put for 10 years do the sums and work out the hidden costs should you need to break the term of the load, you could find that you are liable for a considerable about of money if your situation changes.....

Harveys Manurewa is now operating. There is still work to be done but rest assured it will happen. It is a very exciting time for us opening a new office. I have enjoyed my time with LJ Hooker Manurewa but now I have my own opportunity to grow a fantastic New Zealand brand that resonates with me. Harveys Manurewa - Real Estate at a level not seen before, so keep your eyes open and if you know anyone thinking of selling or buying recommend them this way. |

The phone has started to ring with people who are considering selling their homes. There is a large amount of buyers looking at the moment this could be due to the bank indicating that they are going to tighten up the borrowing criteria not lending 95%, this has pushed a few buyers into acting now - being too scared to wait and risk having to save for a few more years for the deposit. The new listings that have come on are enjoying the benefits of being on the market now, having the lime light and stealing the attention of the buyers.

It can be very frustrating for an agent when a property is placed under contract, which is when an agreed price between buyer and seller is obtained and the contract is signed, normally conditional on the buyer completing their due diligence on the property. In some instances in order for the buyer to obtain finance they are required to get a Registered Valuation - the Valuer comes along (often not from the area and haven’t been in a lot of homes in the area to make a true comparison of value other than the stats they can look up in the sales data which let’s be honest is all history not the market at that time) the valuers put their opinion of the price on the property and wella the deal falls on finance as the Valuer didn’t see it 'in their opinion' as being worth what the buyer was prepared to pay. |

Easter Break - I hope you enjoyed the little goodies placed in all mailboxes in The Gardens. It was highly received by one household of which the occupant(s) found themselves under arrest for theft after helping themselves to other packs from other homes mailboxes in the Hill Road, Phoenicia Court, Mt Lebanon, Charles Prevost Drive, Byblos Place locations. If you did not receive your Easter goodies let me know and I will happily drop one off to you. A BIG THANK YOU to the Residents that called me and informed me of the actions of the two people involved who soon found themselves cornered by myself and Police. |
